One fee. Nothing hidden in the insurance. We take no insurance commission and never will. Anything outside the fee is a listed price you agree to before we start.
The only plan
Duplex Strata — $395 + GST a year for the scheme ($434.50 inc GST, about $217 per home). Billed annually by card, 12-month initial term, then renewable; either owner may give 30 days' notice at renewal.
Included:
- Annual insurance check — right name, right sum insured, $20m liability, renewal reminders at 60 and 14 days
- Written-resolution templates, approved online by both owners, with the second signature chased for you
- One-page annual budget resolution so the scheme stays compliant (ss 79, 81, 83(2))
- Secure records vault and strata roll, searchable by both owners (ss 177–180, 182–183)
- Annual compliance statement to both owners
- Section 184 certificate when either home sells — ordered online, regulated fee paid by the requester
- A Class 1 licensed strata manager standing behind it
- No trust account — you pay the insurer and trades directly

The Section 184 fee is fixed by the Strata Schemes Management Regulation 2016 (Schedule 4) and adjusted each 1 July. All other prices are ex GST unless stated.

Where the law is at (15-09-2026)
- 1 October 2026: two-lot schemes stop lodging the annual Strata Hub report (NSW Fair Trading, "Changes to strata laws").
- Small strata scheme rules (no meetings, decisions by written resolution of both owners, new s 7A): in a Bill that has passed the Legislative Assembly and is before the Legislative Council. They start on a date to be proclaimed. Until then, where the law still requires a meeting we hold a short online one for you at no extra cost.
- Unchanged: the duty to insure the building for full replacement value in the owners corporation's name, to keep common property in repair, to keep a strata roll and records, and to provide a Section 184 certificate when a lot is sold.
